Description SPECIFICATIONS The specs we are looking for are: Prime locations- for city hotels - with a business catchments area within 2-5 km Require FSI of 40,000-60,000 sq.ft. We are interested in property/ies which have strategic location and within 3-5 km of catchments areas like business districts, airport, station, with sufficient road frontage. The above area is minimum which is build able into rooms other that common area of staircases, passage , lobby etc. For our lower star range they may consider 35000 sq. ft properties of if the properties are in CBD and the real estate is very expensive or the property is in suburbs near to business parks. We prefer green field projects (land) rather than malls/ existing hotel buy-outs Land should be approved for "hotel usage", or there should be a clear/official conversion procedure policy Prefer outright purchase to JV. However if a JV is available we would want controlling equity Payment by cheque only PLOT INFORMATION The have requested to proposed to the suitable plots with the following information. Plot drawing with dimensions+ photographs of current building under construction * Plot drawings with dimensions- including prominent markings: * Road frontage along with description of the road to which the plot is facing. * Width of the road * Current usage of adjoining plots and malls, hotels, multiplexes in the neighbourhood. Drawing of the general location of the plot in the city Size of the basement FSI/FAR in that area Ground coverage Height permitted for the building Setbacks What is the current land use Is this going to be a company sale or an asset sale We are interested only in those plots: -which have strategic location and is within 3-5 km of catchments areas like business districts, IT /ITes Parks etc. business travelers, airport, stations etc. We request your to propose only those properties which are preferably approved for hotels. Other properties which are commercial and law of that land allows easy approval for hotel may also be proposed. Please confirm status with respect to this condition while sending your proposal and also advise if the owner would be able to get the CLU to HOTEL /hotel approval prior to sale. Also indicate if environmental clearances with respect to hotel have been obtained.
